Roof Replacement Cost Calculator

Home › Cost Estimators › Roof Replacement Cost Calculator

This roof replacement cost calculator estimates what a new roof will cost based on the size of your house, the roof pitch and the roofing material. It calculates the true roof area, converts it to roofing squares and applies typical US installed price ranges for asphalt shingles and metal roofing.

How to Use the Roof Replacement Cost Calculator

  1. Enter the length and width of the house and the eave overhang.
  2. Choose the roof pitch. Not sure? Use our roof pitch calculator.
  3. Choose asphalt shingles or metal roofing.
  4. Optionally enter a price per square foot from a quote to compare.

How the Estimate Is Calculated

Roof area = (Length + 2 × Overhang) × (Width + 2 × Overhang) × Pitch multiplier

Cost = Roof area × Installed price per square foot

Installed prices include materials and labor. National cost guides report about $4.25–$12.25 per square foot for asphalt shingles and $10–$35 per square foot for metal roofing. That is $425–$1,225 per roofing square (100 sq ft) for asphalt shingles.

Example

A 40 × 30 ft house with 12 inch overhangs and a 6/12 pitch has about 1,503 sq ft of roof (15 squares). With asphalt shingles, the estimate is roughly $6,400–$18,400, with a mid-range figure around $12,400.

Typical Cost by Roof Size (Asphalt Shingles)

Roof areaLow ($4.25/sq ft)High ($12.25/sq ft)
1,000 sq ft$4,250$12,250
1,500 sq ft$6,375$18,375
2,000 sq ft$8,500$24,500
2,500 sq ft$10,625$30,625
3,000 sq ft$12,750$36,750

What Changes the Price

  • Pitch and complexity: steep roofs, valleys, dormers and skylights take more time and safety equipment.
  • Tear-off: removing one or more old layers and disposal adds cost.
  • Decking repairs: rotten sheathing is replaced per sheet.
  • Materials: architectural shingles cost more than three-tab; standing-seam metal costs more than metal panels.
  • Location and season: labor rates and demand vary widely.
  • Permits and code upgrades such as ice and water shield.

Getting an Accurate Quote

Get at least three written quotes from licensed, insured roofers and compare the same scope: tear-off, underlayment, flashing, ventilation and warranty. Our roofing calculator shows the material quantities you can check against each quote.

Frequently Asked Questions

How much does it cost to replace a roof?

For asphalt shingles, national guides report about $4.25–$12.25 per square foot installed. A typical 1,500–2,000 sq ft roof often lands somewhere between about $6,400 and $24,500 depending on location and complexity.

How much does a roofing square cost?

Roughly $425–$1,225 per square (100 sq ft) installed for asphalt shingles, and about $1,000–$3,500 per square for metal.

Is a metal roof worth the extra cost?

Metal roofs cost more upfront but usually last much longer than asphalt shingles and need less maintenance, which can make them better value over decades.

Does this include removing the old roof?
